    because i don't wear half of the clothes in my closet and I really really do not want to move it all to the new house.

    4 bags so far of clothes that will end up going to the Salvation army, or an op shop or somewhere that takes donations

    I love my coworkers.

    Seriously.

    I spent all day today fretting and stressing and anxiety-ing over the auction tonight (WHICH WE WON! WHOOOO WE GOT THE HOUSE! Ahem...)

    And my coworkers, who have been with me the entire time with advice and things, helped to distract me all day with word games and things on our giant white board.

    I seriously love my coworkers. I should have bought them a cake or something.

    So this is the first house that we've looked at after coming back from our honeymoon.

    It's beautifully renovated with high pitched ceilings and a lovely deck, a big whirly laundry hanging thing out back and a carport with fretwork. FRETWORK.

    One of the REA's that we randomly ran into months ago and were emailing back and forth with slightly remembered that we were going to be looking after the start of Sept (after the trip). He emailed us when we got back, sent us through a list of houses just getting ready to go on the market, and we found this one and fell in love.

    We went to the mortgage broker that the REA recommended and filed that paperwork for a pre-approval, and then a coworker who is actually a real-estate investor put me in touch with his bank manager who handles all of his things, and she has been delightful. We got preapproved for the amount that we wanted and then hemmed and hawed about doing a pre-auction offer.

    We ended up putting in that pre-offer, but it didn't get accepted, so the auction wasn't brought forward. We got a visual house inspection done, and that all looked great and good and things were all right. We went to the house again at night, after a miserable rainy day, and the house was still warm and toasty from what little sun came in off the north-facing deck.

    @Ecco the dolphin has spent the last two or three weeks strategizing our bidding process. We even went to an Auction Buyers Info night that is put on every thursday by the Real Estate Company that our Agent works for. That was hugely helpful as well, the gentleman who ran our Info night ended up being the auctioneer tonight.

    We spent our weekends going to other auctions in and around the area, just to get the feel for them and how the market was fairing.

    Our auction was going to be originally us and about 5 other bidding parties, but it then dropped down to 4 total, and then just this afternoon the guy who was looking to win it (as far as the REAs knew) actually dropped out due to family issues.

    The auction itself was held out on our new deck (ohmygodweboughtahouse), the auctioneer doing all the legal things that he's supposed to do. Ecco placed the first bid, we traded bids with one other party until they were not happy to continue on and backed out. The auctioneer saw that we were the only bidders at that point, and so paused the auction to go and talk to the vendors.

    We went with our agent into one of the bedrooms (OUR NEW BEDROOM) to do the negotiating. The auctioneer came to us and said that it was below the Reserve and he couldn't sell it to us at that price, but would we be willing to go a little higher. We said a little higher, and he went back to the vendor. And then came back to us and said, ok, just a little higher. We settled on a price and agreed to that. He went back to the vendors again, and then told us that they agreed to that price and we were now on the market.

    So back out to the deck and the 20-30 other people who were there (half of them were all REAs. The others, i have no idea). The Auctioneer advised everybody that the house was On the Market (key phrase!) and that it would be sold. He announced the new price that we had agreed to and gave anybody else a chance to bid in.

    There was silence.

    So he did the whole "going once. Going twice. Going three time.......... SOLD"

    And then there was clapping and I may have squeaked a little. Ecco got a hug, our REA got a hug, and we shook hands.

    We hung out after everybody else left and hugging and handshakes from dozens of random people (seriously, who are all of you people?) and then we signed the paperwork. We go to the bank tomorrow (since the auction was after hours) to put in our deposit and we settle on 24 October, the Friday of Labour Weekend. Unless the vendors want a different date.

    And that, is how suddenly we own a house and have banana boxes all ready to go and start getting packed and OHMYGOD WE BOUGHT A HOUSE AAAHHHHHHH
