Landlord Tenant Check

So my mom is renting out her condo and she wants to run a credit check on the potential renters, however we have no idea what service she should use. A quick google turned up a bunch of websites that say theyll do it for about $30-40 but I am unsure of which service to use.

Does anybody have a suggestion?

So far Ive looked at:
e-renter.com
Offers:
SSN Validation
Social Security Death Index Check
OFAC/Patriot Act Search
Evictions
Bankruptcies
Liens & Judgments
Criminal Records Search
See Criminal Coverage Areas
Sex Offender Search
Credit Check

Cost: $29.95

AAA Credit Screening Services
Offers:
Credit Report
Landlord Verification
Employment Verification
Criminal Report
Funds Verification

Cost: $70.36

They can also do the same search sans criminal report for $54.13

Tenant Verification Service
Offers:
Criminal Records
Credit Check
Eviction Check

Cost: $33.90

Tenant Screening Report
Offers:
Credit Report with Score
Nationwide Criminal Records Search
Bankruptcies
Foreclosures
Medical Collections
Employment Summary
Known Aliases
Past Address History
Eviction Records

Cost: $39.95 or $29.95 if we dont check for eviction records

These are basically the first 4 websites that I found through my quick googling, but Im sure there are way more out there. Has anybody done this before? Any help would be greatly appreciated as we're a little out of our element here.

If it matters, we're in California.

Im having trouble finding reviews, but both e-renter and Tenant Verification Services are rated A+ with the BBB, while AAA Credit Screening is rated A.

From what I've seen in a quick search E-Renter looks good but I've never used it.

    From those, e-renter.

Remember to check up on your legal obligations regarding security deposits and walkthroughs of the rented space with the renter. They're there to protect both of you, and evading them will cause you a hell of a lot of grief if the renter has any sort of head on his or her shoulders.

Check your local laws. Some cities require rental permits before you can legally rent out a place. And check the condo association bylaws.

But e-renter is the better one to go with. You definitely need to check prior evictions and credit.
