also with 2 dogs and plans for kids at some point we need a bigger place and dog-friendly rentals are damn hard to find. It took us about 2 years to find this place, and it's not that much cheaper than what our mortgage payments will be.
Mori and I really wanted to buy, but we don't have the employment/credit history just yet. We're paying about $500 more a month for a 2 bed apartment than his parents pay for their mortgage on a 3 bed house.
It's a lovely apartment, but... it's not really giving us an opportunity to save.

location of the apartment is what is driving up the cost of our current rental. We're walking distance from downtown which is fantastic but we're paying a lot for the convenience.
The new place is close to my wife's work instead of mine, but I really don't mind what will be a ~30min bus ride.

we've got a mortgage broker working out the best deal for us right now, but canadian mortgage rates are crazy low right now so he's going to try to lock something in for as long as possible. We've already gone over our finances with him and the price range we're buying in is well within our means which was a relief to hear.

My brother has this awesome house down in VA, 2 story with a fully finished basement, outdoor patio and big backyard (but the backyard has a pretty steep hill/incline toward the edge of the land).

Get a dude who knows what he is doing to look at it and make sure there is not some kind of problem with the foundation that will cost thirty thousand dollars to fix, and the roof is not leaky because that shit costs twenty thousand, and there's no significant water damage because that will cost like ten grand
Also don't get locked into a shitty mortgage that will own you for the rest of your natural life

Basically we have an awesome super experienced real estate agent who is also a family friend and therefore will not dick us over, and anyone she suggests re: mortgage broker and home inspector we feel pretty safe trusting.
Also my best friend does estimates for a disaster recovery company so any work that the inspector says is needed, he can probably ballpark the cost to within 10%.
Basically we have an awesome super experienced real estate agent who is also a family friend and therefore will not dick us over, and anyone she suggests re: mortgage broker and home inspector we feel pretty safe trusting.
Also my best friend does estimates for a disaster recovery company so any work that the inspector says is needed, he can probably ballpark the cost to within 10%.
