In reading the GameFAQs guide, I noticed this little tidbit in the "corrections" to the Prima guide section:
page 66, under "Fortune-Teller's Shop," it says, "After Katrina has told 20
fortunes in your town (in total from all players, including visitors), she'll
eventually decide there's enough business here to support a fortune-teller's
shop on Main Street." Fortunes purchased by players from other towns do not
count toward the 20-fortune requirement.
Has anyone successfully tested this yet? I'll be super sad if they're right. I'm not sure I can wait that long for a completed shopping district. (Oh wait, I'm playing AC. I can probably handle it.)

Anybody have any tips for getting a villager to move out? I've got Graham and I can't stand him. I've tried ignoring him and hitting him with my net....a lot. Any other suggestions?
Hit him with your net. Take his "jobs," but don't do them. Send him hate mail (you have to actually use "bad" keywords). Or just ignore him, eventually he'll go.
When he does, let me know what day he's moving out... I want him! If I talk to him on the day he's packed up, I can get him to move to my place.

Completed the fat part of the reconstruction.
Fossils laid out in a 10-wide by 7-tall layout with the 10 single pieces at top, and alphabetical for the set pieces after that (Velociraptor, though called raptor, is at the end).
Nintendo items reduced to 1 of each, and laid out alphabetically.
For both of the above, if something was missing, I left a space for it.
I obviously cannot punish you for leaving something out of order, but I do ask that you attempt to be cautious when handling either pile, as it did take me a fair chunk of my day to work on the layout, setup, and execution.
Only thing left is to move the "catalog-touching only" items to the far upper-right corner. Where they're at currently suffices until tomorrow morning after I call back to inquire about my interview.

I would think the game will slowly assist you toward the goal as it has programmed in its mind to have you really slowly build your town as opposed to the fast-track that we're all attempting.

So what happens if you don't find the item the fortune teller tells you to get?

Luck is one of the least clear systems in the game, but here's how I think it works from combining various guides.
Each day you get a random invisible luck score in each of a bunch of categories (physical, items, relationships, money, etc). This is then modified by your Feng Shui bonus. Hence the days when you keep falling over for no reason. You just happened to roll bad physical luck that morning.
The fortune teller will give you an item of clothing that will ameliorate a bad luck score, or boost an OK luck score to good. Not finding the item just means your luck stays at whatever it already was that day. Her specific pronouncements are actually just referring to the general class of luck she is talking about, so in your case probably item luck.
The question is, how long does your lucky item fortune last for? If you don't happen to have the required item in stock in a shop or in your cupboards then is there any point ordering it or will the fortune have expired by the time it arrives in the post? The linked guide says 11pm so if it is to be believed, you'll be lucky to get use out of your lucky item.
Essentially, if you can get a hold of the lucky item right now, you might as well shove it on for the rest of the day. If not, don't worry too much about it.

That's because you've fully paid off your loan and moved to the exterior HHA evaluation. Gold roof is the first exterior prize. You can talk to Lyle to get back on the interior evaluation and pick up the missed rewards. You've not missed anything.
