It'll mean he can't be on the mortgage either, but since I'm the one who will be paying on it anyway it's not really much of a change. It's all just legalities, once we have an ID for him I should be able to get him on the title, it'll just be more of a PITA and I'll probably have to go down to the dreaded courthouse for it. Though maybe that's changed since covid and they have a virtual way to do it.
So no, absolutely not, this has no affect on the deal itself, though may mean we have to re-sign all the contracts under just my name.

Sounds a lot like formosan termites. They'll chew through fucking anything and burrow through concrete to get to wood.

Last time I had to get my birth certificate from Texas it did indeed take at least a couple months. Texas is a clusterfuck in many ways. They also seemed weirdly baffled at the idea that I didn’t actually live in Texas, but was somehow born there.

Damn. There are 6 locations in Cook County (the county that Chicago is in) where you can go and request a birth certificate and they will prepare it while you wait. The only time I needed to get one it took less than half an hour from walking in to walking out with it.

NJ is normally only a week or two, apparently. Unless you were born in the hospital that my wife was born in, which had some kind of issue with their records, and now the county can't issue birth certificates for anyone born there during a 2 year period, so all those requests get routed back through the state to process, which takes months.
Which is a fun thing to learn when you're trying to get a passport.

I think population is the biggest factor, yeah.
I did go ahead and order Strikor's birth certificate and they gave me an estimated delivery data of February. That said, my realtor and mortgage broker tell me they are attempting a workaround so we'll see how it goes.
Yeah that would explain why Texas isn't impacted. "Die for the birth certificates" is definitely something our state government would dictate.

Yeah to follow up on what Strikor is saying, I ended up ordering my own birth certificate from Texas and it'll arrive in less than 3 weeks, so it's not population.

Inspection was done today and hmm, house has some problems. Basically this is a no sale if they don't replace the roof, and we're also going to ask them to pay for a structural engineer and see if they'll either repair or give us a cost break on the foundation problems. I still want the house, though, provided they are willing to negotiate the contract amendments. I always knew that going for no-HOA in this area means an older house, and older houses mean foundation problems eventually.
The process of buying a house might be the worst thing I have ever done to myself. The bureaucratic nightmare of it all has snapped me in half. My favorite highlight is half way through our lender saying they didn't want to count any of my income, but were going to count all my debt. Also, they refused to take me off the loan application at that point for some reason. We are back on track to buy the house we wanted at least. I cannot fathom how some of you have managed to go through this process more than once. It has just been so incredibly exhausting and stressful. I can't wait for it to be over.

The reason you need to put $X down is because the bank sees you as a risk and in order to ensure they don’t lose money if you default immediately, they tend to not want to loan out more than 80% of the value of the house, so they can still foreclose and firesale it without taking a bath.
Of course, they’re still predatory assholes and their logic is deeply flawed, but that’s their reasoning.

A bunch of bankers wanted to sell riskier loans with safer loans and fucked everything up because they're greedy assholes. So, naturally, the person who needs the property suffers the consequences of their dumb ass approval processes.

I have absolutely no idea honestly. The only reason my beloved spouse and I even looked at it was because we found a lender that was cool with literally zero down payment, but even still they run you through the ringer before telling us no. We got lucky that our city has a nice program, and a lender who knows how to work it. I will say smaller banks, credit unions, and lenders apparently can be worth it. You end up with a worse total package that you just refinance out of at some point or so I have been told.
My frustrations aside, I will still say Navy Federal has awesome loan options if you can swing being a member. They have also made it ridiculously easy to join as well. I qualified through either of my grandfather's service, my beloved spouse's grandfather's service, and from just living with a member already. We were set with a little bit more in the bank than you (10k) and a little less money per year (85kish). Student loan debt, and me running my own business is what sunk us.
