he just needs to replace all the floors with some hardwood (or that imitation shit they have which is way more durable and actually looks nice as fuck), replace all the cabinets, and maybe redo the kitchen counter tops

honestly that sounds like a lot but it's not horribly unreasonable and it will increase the future value of the home pretty dramatically
