So here is the story. Our old house had a wood foundation. It rotted. Nuff said, house nearly collapsed onto us in the middle of the night.
So now we live in our lovely apartment, which i do so enjoy ( I have a shower!!! )
But we are stuck with this house. We own it, its for sale... Normal avenues arent working. Should we work with a realty company or sell to a developer?
The same way you sell any property really, but you're just going to be selling the land, since the house will be torn down. I'd say talk to a realtor and get some price ideas first.
Alternately, you could sell salvage rights to a salvage company, for anything of value in the house (doors, windows, fixtures etc) and let them come strip the house, then sell the land.

Basically this. Is your house insured for this kind of thing, by any chance?
House was insured, but not covered for problems with the foundation.
Tomorrow we are talking to my moms friend who is a realtor to see what our best options are. I will also look at the other options you guys presented for me.
Wood foundation meaning it was set upon wooden piers and they rotted? If that's the case are you sure there's no way to fix it? Having a whole new set of concrete piers is not as expensive as you'd think. Takes 2-4 days (weather permitting). You'll probably spend more repainting and fixing up the trim and drywall. Perhaps then the house can be "un-condemned" (is that posible?) and it'd probably be worht a lot more, or you could move back in.
If the beams are all rotted out too, then I dunno.

Sounds like it already collapsed. If he had caught it before, i'd totally agree.
