How to build a house

I did a quick search and saw a number of things about house buying, but not about house building. Does anyone have experience with the process of building your own home (and by that I mean paying someone to build a home for you)?

Here's what I have:
- 4 Years before I would like to move (children begin school and current district is horrible/may not even exist in 4 years)
- An experienced realtor in the family
- A house to sell, which may or may not net me any actual money due to the horrible market in my area

Here's what I know I need:
- some land
- all of the necessary legal stuff for the land, i.e. zoning, associations, builder limitations, landscaping, utility type stuff, etc.
- plans for a home
- a builder
- a loan

My biggest decision points at the moment are this:
The choice between a development, limited to a particular builder and most likely particular home layouts/options vs. finding an individual lot with the freedom to choose any plan/builder.
The choice between hiring an architect to design the exact house I want vs. purchasing a pre-made plan with limited customization options vs. going with whatever cookie cutter plans a builder has.

Please help me build a house.

    What state are you in? Do you know anything about modular homes? Do not confuse modular homes with manufactured homes.

    If you need land you should look into a modular home. You can get a very nice home for a very nice price this way. Modular homes are built to whatever your local building code is so usually manufacturers are regional. You should be able to find several in your area.

    You can take a tour through their facilities and check out the houses. The benefits of a modular home are that you have to worry about zilch in terms of construction. The manufacturer builds the home, and you setup a general contractor to do the foundation and all the hookups according to the plans of your home. You don't have construction delays, you don't have jobsite theft, you also do not have to worry about adverse weather affecting the construction or quality of your home. Also your home is built much, much faster.

    Many AE Firms (Architectural Engineering) will have pre-made plans that you can tweak to your own specification. Commissioning your own house from scratch will be expensive. PEB (Pre-Engineering Buildings) are awesome for homes but make sure the Contractor putting it together has some experience with it.

    Also, stay involved but not overly so. You are not a contractor, you are a customer though. You have a right to know what's happening, and to accept/not accept any kind of modifications etc etc.

    Commissioning your own house from scratch will be expensive.

    I just want to highlight this.

    Even if you're building from ready plans, you don't get as much bang for your buck building as you do buying. It can also be a giant headache.
