no hot water from shower head, only spout

So the short story is I live in an old apartment that has developed water temperature and pressure issues since moving in in August. The pressure is pathetic - not an actual spray anymore, just a stream of water comes out of the head (which is old, granted, probably ought to be replaced). But now we've also got temperature issues. I'll be in the middle of a nice hot shower then suddenly I'll hear the "sound" of the water change - not sure how else to describe it, it makes a noise coming up the pipe and that noise changes in pitch - and it'll turn ice cold. Few minutes later it sometimes changes back to warm. And then scalding hot. WTF.

Maintenance guy turned the temp on the water tank down which seemed to fix the temp issues for a couple weeks, but now we're back at it. Pressure will drop even more than it currently is and water will run cold from the shower head, but warm/hot from the spout.

Landlord/maintenance will be receiving a call from us, but the maintenance guy sometimes needs a little 'push' towards the right solution. (a month ago our sliding shower door lost a bearing and he wanted to rip the whole thing from the wall and replace it with a curtain/rod, instead of buying a new bearing, because he "didn't think the hardware store would carry a part like that". I had to look the part up online and call him to tell him that yes, the world still manufactures bearings).

HALP. I miss having hot showers!

    There's a problem with your diverter/backpressure from the faucet. That's pretty much always a problem if you get hot from tap and no hot from shower head.

    Is this a 1 knob or 2 knob tap? You see this a LOT with 1 knob ones.

    2 knobs - then one more in the middle that acts as the "switch" from tap to shower head.

    Yeah I'm going to say it's a diverter that's probably clogged, broken, or scummy. Maintenance guy should call a plumber.
