Pay Rent or Quit? (California)

What are you responsible for if you choose to quit? I chose to Quit because of a dispute over another matter with a rental property. Should it really be "Pay Rent or Quit and Pay Rent" later? Are the terms of the 30-day notice to vacate still valid?

Essentially, the rental property I was living at entered into a contract with another agency to provide "services". I was told I was on the hook for in excess of 1000 bucks, and said "No way. . .I don't have a contract with this agency, nor is it spelled out in our lease." Push comes to shove I hold off on paying rent for April, and then they give me the notice, which I take and just move.

No 30-days notice between myself or the landlord. So now I have some collections guy telling me not only am I on the hook for Aprils rent, but two weeks in May because thats when they received control back of the unit. Doing the usual threatening of lawyers, taking to court to recover and so on and so forth. Wants to strong arm me to pay something today, but wont let me see these documents he appearantly mailed to x4xx Street, when the actual address is x9xx Street. So someone wrote down my forwarding address wrong.

So what're the options here. Google really stinks for specific questions like this.

    There's a reason you need to use a process server to serve documents on someone, and it's because if you don't see the documents, they can't bring you to court.

    Contact a tenant's rights' group. They can help you and provide representation that may even be free. Do not pay the collections guy anything at this point.

    "The notice" they gave you, was that a notice to either pay the $1000 or move out?

    As far as I know they can't just change the terms of your lease halfway through it and say "oh, BTW you owe us $1000 because we changed trash pickup companies."

    This is assuming that these "services" (which you didn't define) aren't some kind of utility that is subject to change as defined in the lease.

    EDIT: Also, I know it's too late but you should not have moved out. You should have contacted someone before then.

    When did you move? It looks like it was sometime in April.

    Especially in California. Contact a Tenants' rights group immediately.

    Yes, the notice was was a "3 Day Notice To Pay Rent or Quit."

    The utility issue I'm not worried about because I knew I didn't have to pay what they wanted. However they are now claiming this whole "well you moved out without telling us" business to tack on another month of rent; however I was under - and if I'm mistaken let me know - the impression that a Pay Rent or Quit and quitting under those terms is different than a failure to give 30-Days notice.

    Any suggestions for a Tenant Advocacy group in Sacramento?

    This definitely sounds exceptionally shady, be careful and get empowered on it.
