Hotel expectations?

while this isn't directly linked to any event i thought this would be the perfect place to post given the nature of the community so here is a bit of context I work for a higher end hotel chain I wont say the name but here's a hint its five letters long starts with H and ends with T but moving on, as of late the main topics of discussion has been guest interaction and guest satisfaction and if you please? I'm going to ask a question and then set you up with a hypothetical scenario and all i ask is you take your time and answer honestly because this will hopefully help me do my job better

1) when your looking for a hotel room what are the things you look for and expect to see in both the room your potentially buying and the hotel as a whole?

2) after a long day of travel you just checked in and your up in your room and you discover something is not working the way you the feel it should so you call down to the front desk to have maintenance come fix said problem what would you want the level of interaction to be with this person?

now please be as honest as possible at the core of why im asking is because as someone who both stays in hotels regularly and works in a hotel I am to close to have a reliable prospective
