Finding a place to live [in NYC]

PhoBaoBoaPhoBaoBoa SquishyNYCRegistered User regular
The short of the long is that I moved to the city a couple of months ago and have been living with my friend while I save/look for a place.

I've now sent out around 100 replies to Craigslist ads, and I've received *3* responses. Granted, the place I'm looking is a desirable neighborhood, and one of my friends suggest I stop being picky and branch out. So I did, to no avail.

I've met with one person so far, and she was actually pretty great. The apartment is close enough to work that I can bike/walk and the rent is within my price range. Provided she doesn't find anyone better suited than I, she let me know that I could text her next week about moving in. In the off chance this doesn't work out (and for my own benefit) I've posted the letter I send out below. I make alterations and tailor it to the ad I'm responding to, but this is the draft I start with.

Any advice on better ways of going about this would be appreciated; this is my first time not living alone or rooming with friends.
Hello!

My name is [phobaoboa] and I’m a 25-year-old new resident of our fair city! I moved here a couple of months ago from CT (the northern, lesser known part) and as such am still a little unfamiliar with all the facets of the city. What I’m not unfamiliar with is being an awesome roommate! Some key points about me and my life:

• I am gainfully employed at a local bar/restaurant, working mostly nights and weekends
• I am single and do not plan on dating anytime soon
• I don’t smoke but respect others personal choices and don’t judge
• I desire a peaceful and friendly cohabitation, I’m not a mean-spirited person and have an avoidance of those who are
• That being said, I can cast shade in the most fabulous of ways and with good intent

Now to get a little more specific! I don’t plan on having any overnight guests and, if the occasion should arise, it would be planned with ample time and a go-ahead from you. While I do not have ‘museum-clean’ standards, I do have a habit of picking up after myself and others (sans the passive-aggressive comments/notes). I’m an exceptionally flexible person and abide by Wheaton’s Law – don’t be a dick. The only things that truly get to me are 'Debbie downers' and litter bugs. I love trying new food and will usually bring home food to share as well as a bottle of wine or a new beer to try. Making friends has never been a problem for me, and I would love to discuss work/life ups and downs; I always have an open door, regardless of how engrossed in my Netflix binge I am. I spend a good part of my time being social and look forward to coming home to put on pajamas and sit on my computer or watching Netflix. My major interests would entail: technology and computer building; video and tabletop games; I read the news a lot, world affairs, science, environmental, and geek being my staples; food, wine and beer would have to make the list of interests as well. Overall I love experiencing life and every aspect of it.

I would love to hear from you with any questions you may have about me or my life!

Thank you for your consideration!

What neighborhoods are you looking in/have expanded to looking in?
    What is your price range?

If it's anything like SF, you have to go to the showings or you get exactly jack shit.

@deebaser I work in Astoria, and so is the place I found. I expanded to cover most of Queens, and the closest parts of Brooklyn/Bronx and the scant places on Manhattan I can afford that don't seem like a scam. The top of my price range is $900 a month with or without utilities

Most of the ads I've looked at don't include a showing time and want an email talking about yourself and what not... the few places that do have a showing are usually same day and it's too short of notice for me to go :/

    Sweet! Hey neighbor!

I'm looking to spend preferably around 750-850, going as high as 900. My friends that live in the area pay about the same, so I figured it's doable. I work near 30th and Steinway, and the place I referenced is on 36th Ave. and 34th st, 875 a month without utilities.

If something is available, you have to jump on it. Aint no one holding out for the perfect roommate. They just want someone reliable who pays rent on time.

I'd halve your introduction letter to highlight that you are a stable, neat human being that neither smokes nor cares about smoking. I would leave the hobbies and interests to your OKC profile :)

That said, I really don't know jack shit for certain. I lucked into my apartment like whoa.

Haha thanks, I figured it may have something to do with the short novel of an email I was sending out. I'll cut it down and see how it goes! Hopefully this place doesn't fall through and I'll have a good long time of not having to search for a new place.

I've also heard using a realtor in NYC can help. But then there's realtor fees.

not a doctor, not a lawyer, examples I use may not be fully researched so don't take out of context plz, don't @ me

Hop on it. Be as unpersonal in your email as possible. You're a real goddamn adult who is going to pay his rent on time and isn't serial killer weird!

    Good luck!

hahaha thanks! You're great, I actually just emailed them and everyone else on Craigslist before hopping on here! Here's what I'm sending out now

"Hey I'm interested in your listing, I'm 25 years old, I have a stable job at (local bar) and can pay rent no problem. I'm pretty easy to get along with, and do what needs to be done."

I've already gotten replies to the 4 I sent out this morning, so hopefully I can just take the one I'm seeing this afternoon across the street from work!

Still a little too peppy/friendly for my taste.
    Good afternoon,

My name is [phobaoboa] and I am interested in your listing on Craigslist.

    • I am gainfully employed at a local restaurant*, working mostly nights and weekends (no problem paying rent on time)
    • I am single and do not plan on dating anytime soon
    • I don’t smoke, but do not care if you do.
    • I am neat and easy going

I would love to hear from you with any questions you may have about me or my life!

    Thanks,

    name, phone number, email

Remove the word "bar". As an intro it makes me think: This dude is going to be coming in at 5AM every morning waking me the fuck up like a jerk!

    Congrats!

On the off chance you work at Queens Comfort, I would happily accept a brokers fee on behalf of the thread in the form of those amazing donuts. jk hi5
