It's Actually Impossible to do that, because my HOA is run by what they call an ARC, which is in charge of every HOA owned by the parent company. So in order to make sure they have as little work as possible, the ARC designed "color schemes", in a partnership with Sherwin Williams, where each scheme is 4 colors, with each color only being allowed for the specific thing it points to in the pdf. Like thisly, for example, are the colors my house is already painted, and I have to abide by these.
I would love to have my garage door be the same color as my front door. But no can do.

This is why I went for a low-care HOA since we couldn't really find a house in our price range that was completely HOA-free. The worst thing about them so far is that some high-care people got on the board recently and started being uppity about things no one used to care about.

I've somehow lucked into an awesome HOA - every home is by the same builder, but they all look different / there doesn't appear to be any constraints on what I do with my house.

I would buy houses and rent them to people under market value with the caveat that they will get the deed of the property if they can destroy the HOA.

The dumbest thing about the whole thing is that it's all supposed to be logical under this veneer of making sure everybody's property values don't tank because somebody painted their house fuchsia or some shit. Sensible people don't do that. Assuming people won't be sensible is terrible. There is a house in another subdivision across the highway that has a beautiful color scheme that I would love to borrow from. There is absolutely no way it detracts from property values of anything nearby it. The main house is a really light sandstone color with some dark charcoal grey highlights. The garage door, front door and trim are all this beautiful burgundy color, edging a little bit toward crimson. Part of me is tempted to just take pictures of that house and send them to the ARC and be like, "Hey fuckheads, can I paint my house like this PRETTY PLEASE?"

FedEx continues to be infuriatingly inscrutable. They delivered one out of my six blinds, but left a door tag for the rest. The tracking still shows all of them on import hold in Memphis.
Still better than UPS.
Update to this: Yesterday was the planned delivery date. I have three out of six blinds and the tracking for all six still hasn't moved from Memphis, including the ones that have been delivered.
I did put up the one over the weekend to replace the broken blind and it looks really nice and went up easily, so I guess I made a good purchase, assuming they ever deliver.

Our HOA is similar. It's basically a giant management company that runs the HOA's for all this builders townhome properties. As far as I know there are no residents on the board, it's just employees of this company. I'm not sure if this is a big city thing or not.

Planet coaster can actually do a decent job of creating a 3d house as long as you aren't worried too much about scale.
I use excel for top down paper doll style layout. I'll set up the grid to be squares and a scale of 1 square per 3"

So the hobby room is coming along nicely - all the major components are in place now, and now I'm working on the detailing. Handles for the drawers, frames to cover the top and bottom of the cabinets, shelves for the insides etc. I'm also waiting for some more furniture - an oriental rug for the floor, a glass cabinet (for the opposing wall) for my miniatures, a comfy chair and a small table, new light fixtures for the ceiling and so on... Delivery is taking time though, the last I heard most of it won't arrive until May 5th. Anyway, it's starting to look like a real room now! Can't wait to get hobbying again!
Looking at interior design pics online for remodeling ideas. Judging by everything I've seen the first step will be to demolish my current house and in its place build one with massive vaulted ceilings.

A big part is: what level of change do you want? Layout/cabinets? Just use the ikea planner or whatever to play around. If walls are in play, getting a pro is a good idea.
Re:HOAs - just no. It's my house, I can do what I want with it. I'm also looking at you historic districts!
Oh I'll be getting a pro. I'm not going to spend 2 years working on weekends on a project that a pro can knock out in a week or two and look way better.
I'll eventually want to remodel the whole house, at least cosmetically. Right now the plan is bathrooms, then kitchen later. There will be a small wall opened up in the bathroom but I'm sure it's not weight bearing. I want to plan out the entire house in advance though so it's got a consistent look.
For me the first step would be figuring out which walls are load bearing. For my old house, that required someone going in to the attic to check supports and such.

I can still understand an HOA in a condo situation where you're sharing walls and there's common areas, but in a neighborhood of detached homes I still find it baffling.

To keep property values up, it's important for our neighborhood to maintain a certain tone. A specific hue. A very regimented range of pigmentation.
