Our mortgage guy was okay, but our realtor was a complete slacker.
Every week she'd ask us what we wanted in a house, and we'd tell her. Then she'd forget what we told her and send us internet search results of every house in the area. We got used to doing all the searches ourselves, and only calling her when we wanted to get inside of places.
I actually had no trouble with the realtor getting my house. It was the bank that was terrible. They ended up sending something like 27 different versions of the contract to the lawyers before it was right.

heh I bought a house for $90 out of pocket (well, $390, had to pay the pest inspector too)
it was totally painless too. no realtor involved.
it was under the city's "first time homebuyer" program.
they actually own 1/3 of the house, but who cares, I got a $455k house for just over $300k. (silent second with simple interest and deferred payments...) including HOA my payments are just under $2400/mo. if I had bought a house like this on the open market I'd be paying more like $3800.
also best part, if I sold it tomorrow and lost money (which I probably would, if I sold it tomorrow..), the city would absorb the loss before I would.
so fucking win I can't even believe I lucked into it.
