Nah, in all seriousness, it was really, really bad. It looked like it was pushed out the door about 12 months early. The textures, 3D models, and animations were all really, really great. I want to give some credit for the tech, minus the pop-in and load times, but it's pretty vanilla Unreal 3, so that credit would mostly go to Epic, not Ubisoft, anyway. The problems with the game were pretty simple:
1) Combat sucked ass. Counter-attacking was ungodly powerful, and there was never a reason not to do it. There's also only one mission (the first assassination) where you can't use it, so basically every fight in the game is just "hold guard, press attack when they swing at you." That's boring as fuck, and there's no excuse for it, given that there's plenty of good combat available to study in new games (God Of War), last-generation games (Ninja Gaiden), and even games two generations back (Zelda 64).
2) The stuff you actually did in towns sucked ass. Aside from climbing and navigating towers, there was nothing to do; the town felt dead and sterile. Saving citizens was a chore, unchallenging but time-consuming (again, because of the shitty combat), and the reward was something I didn't even need and usually didn't ever use. Just the whole principle of getting a bureaucrat's permission to assassinate somebody takes away the coolness. Agent 47 gets his targets given to him in cutscenes, then the player goes and kills them. The ninja of the Azuma clan (Tenchu) get their targets in cutscenes, then the player goes and dispatches them. And I'm guessing that Sam Fisher doesn't have time to fuck around with red tape. Here, the assassin gets his target in a cutscene, then the player dicks around getting permission to kill him for 45 minutes, then spends 2-3 minutes actually shanking the guy.
The game just wasn't done. It needed to be streamlined, the combat needed to be rebalanced, and the city needed to feel more like GTA, where there's shit to do and different shops and stuff, instead of being sterile and repetitive.

Has anybody read the abridged/Bowlderized version of the Puppet Masters by Heinlein? I haven't and I wonder what they cut out of it. I suppose some of the nudity but there's precious little graphic sex in that book compared to many of his others.

Creed uses the Yeti engine which is heavily modified Unreal 2.5 tech.
I wouldnt say it was the cause for the texture pop in, Unreal Engine 3 shows that often but Ubisoft modified 2.5 enough so that it is more likely down to the LOD streaming they needed for the whole open world thing.
Much in the same way the Half Life engine was built upon Quake tech.
