How do you balance making sure the world is dynamic and such while also making sure your content is being seen by a sufficient number of people to be worth while to produce?
If killing big bad boss number 1 is a big world changing event then how do you not make everyone who wasn't lucky enough to be in the group shit out of luck?
First one I am not 100% certain myself, but Asheron's Call 1 some how did it. You have to have parts that are dynamic(frontiers and such) and the more static(civilized areas). Actually SWG did this well from what I heard, I never got into it. Your additional content needs to have a reason behind it. Since it is competing with basically an open world.
The second one is basically you thinking in that traditional mmo reference of the raid and the big boss. Maybe we should look away from this thought process to numerous small bosses. Forts to be taken. Barbarians to be conquered. Enemy civilizations to be colonized.
This is the way I think mmos should be focusing. But this in a way moves it out of the high fantasy setting as well.

Decorate it, maybe do something like FFXI had and develop actual in-game boons, and yeah just show it off and hang during downtime.
MMOs aren't going to replace real life, but I play them because I want to feel a certain level of immersion that other games can't provide. I want to have a stake in it, essentially. I want to control something, develop it, and share it.
The biggest problem with Rift is they market it as TOTES NOT A WOW CLONE, and then you play it and it is a WoW clone.

Yes, it is a pretty closem WoW clone. You have the soul system, but in the end there is only 3-4 tank specs, 3-4 healing specs and 3-4 DPS specs for each class that has access to those roles at end game. There is little to do at the end but run dungeons and do raids.

You really don't have to be clever for it. All you're going for is snappy things to say and then laugh at it being bad. The films do all of the work really.
And after playing a game with player housing I can tell you housing doesn't kill capitals and towns. Or whatever is the important areas. If you want to think of it in wow terms it is a money sink for people who want to make something and decorate it.
Guild halls are meeting places for people. So instead of afking in front of a bank they do it some place else. Really though, housing is a boom for players mentally. It gives you even more of a stake in a game than beating whatever random raid boss they make next.
